Constructibility Review (Residential)
Plan Set Review
This review is intended for post-schematic design.
We provide a full redline set that will include:
Identify areas of your project that are unable to be built as currently designed due to structural or code requirements
Functionality Review of spaces, openings, and furnishability
Identify areas with inadequate information to properly create construction documents
Suggested adjustments for cost reduction
Preliminary Mech/Elec/Plumb design conflicts
Construction Document Review
This review is intended for pre-permit review.
We provide a full redline set that will include:
Identify areas of your project that are unable to be built as currently designed due to structural or code requirements
Missing plan details required for proper estimation and construction
Suggested product & specifications
Building Sciences & Industry best practices review – focused on moisture intrusion, heat transmission, structural integrity, and maintenance.
Mech/Elec/Plumb/Tech coordination review
Suggested adjustments for cost reduction
Means and methods review – ensuring enough information is provided for contractors to provide submittals, product data, and shop drawings without an RFI

FULL CONSTRUCTION DOCUMENTS (no sign & seal by AOR/EOR)

All Options Include:
Prelim Meeting – 1hr –(get project parameters, discuss site plan, spec sheet for owner to fill out, vision board ideas
Design Meeting – 1hr per 1500sqft – create design board, live drafting session
3 Redline Sessions – 1hr meeting each – max 20% redesign at 1st, max 10% redesign at 2nd, no floor plan redesign at 3rd (GC encouraged to review documents at 3rd milestone)
Owner Signoff meeting – 1hr – final review of documents (GC encouraged to attend)
